How short-term rental income is counted

Three lanes, in order of underwriting strength:

  • Operating property, 12+ months of history: trailing Airbnb/VRBO statements support the ratio directly. The cleanest file, and the reason an established, licensed Colorado STR (especially one with a scarce Summit County basin license) is worth a premium at purchase.
  • No history, long-term-rent fallback: the appraiser's Form 1007 market rent qualifies the loan as if it were a long-term rental. If the deal pencils on that rent, the STR upside is margin, not a lending assumption. This is the structure we recommend most often.
  • No history, STR projection: some programs accept an AirDNA-style projection with a haircut, commonly 20–25% off (a few use 70–80% of projected revenue). More down and more reserves usually ride along.

The mountain seasonality adjustment

Colorado's resort revenue is real but front-loaded onto the ski season, so lenders often apply an added seasonality adjustment on altitude properties. The contrast is stark: Snowmass runs roughly 52% annual occupancy at a $1,158 ADR, about $85.6K in average annual revenue, while Denver runs roughly 67% occupancy at a $181 ADR (AirDNA 2026 data). A property earning most of its money in five winter months looks very different from a steady Front Range rental, and annualizing a strong quarter overstates the year. Permit first, loan second

Colorado's jurisdictions went in every direction, and the underwriting has to respect that. Denver's owner-occupied-only rule means a non-resident investor has no legal in-city STR path. Summit County caps by basin with a waitlist. Eagle County writes no county rule, so the HOA or metro district covenants govern, and a clean town search misses them. Will my Colorado STR be taxed as a hotel?

No. Colorado short-term rentals are taxed as residential property; the 2024 bills that would have reclassified them as lodging both died in committee.
